These properties for sale in San Juan del Sur sit in or around town, on Nicaragua’s southern Pacific coast. The location is hard to beat. You’re 45 minutes from the Costa Rica border and about two and a half hours from Managua.
Quick geography lesson for first-timers. When I say “town,” I mean the heart of San Juan del Sur. You can park your car, walk to the beach, and bounce between restaurants, bars, and shops. However, the greater area extends roughly 30 minutes north and south. To the north, you have Playa Marsella, Playa Maderas, and Playa Majagual. To the south, you find Playa Remanso, Playa Hermosa, Playa Yankee, and more. Wherever you land, you’re never more than 15 minutes from a great beach.
The Best Properties for Sale in San Juan del Sur Right Now
This time, we’re covering the full spread. The list runs from an entry-level home to a true beachfront estate. As a result, there’s something here for every budget and every property journey. Below are the best properties for sale in San Juan del Sur right now, in ascending price order.
Cozy Modern Turnkey Home — $159,000
We’re starting with the most affordable entry point on the list, and it punches well above its price. This 2-bedroom, 2-bathroom modern home sits in the gated community of Colinas de Miramar. Even better, the beach is a 10-minute walk away. The home is fully move-in ready. Think A/C in every room, walk-in tile showers, a six-burner kitchen, fiber-optic internet, and a shared pool steps from the door.
The sleeper feature is the 720 sq ft covered rooftop terrace. With hammocks, a wet bar, and seating, it effectively doubles your living space. Plus, a $195/month HOA covers security, roads, grounds, and pool maintenance. In short, carrying costs stay predictable. It’s the perfect starter property, whether you live in it or rent it.
Beachfront Penthouse in Town — $179,000
Next, we’re heading to the Casa Marina building, right on the beachfront road. It’s still the only five-story building in town. This 1,300 sq ft penthouse sits on the 5th floor. It has 2 bedrooms and 2 bathrooms and comes fully furnished. At this elevation, you catch the breeze all day and sleep above the street noise. The master even has double-pane windows. Best of all, you wake up to an unbeatable view of the bay.
There’s also a built-in work desk facing the ocean, which makes this a favorite for remote workers. Live here full-time, use it as a vacation base, or run it as a rental. Either way, you can’t beat the location and view at this price.
Multi-Unit Ocean View Building in Town — $179,000
Now for a commercial opportunity that’s hard to find in town. This turnkey, three-story building holds three completely independent studio apartments. It sits two blocks from the beach on the northern side of town. Two of the studios have ocean views and private balconies. Moreover, the rooftop deck has a dipping pool and solid ocean views for those hard-to-forget sunsets.
Each studio measures about 500 sq ft and comes fully furnished — fiber-optic internet, A/C, TVs, the works. That means three revenue streams within walking distance of everything. Additionally, the price was recently reduced from $219,000. Multi-unit properties in town are scarce, and this one has a proven rental track record.
Container Home Close to Town — $209,000
Here’s the most unique property on this list. It sits in the quiet Las Delicias neighborhood, 10 minutes from town and minutes from Playa Remanso. The creative compound offers three separate living spaces. First, there are two stylish container units, each with its own kitchen and bathroom. Then, a larger block-built unit works as the main home or a guest suite. Altogether, you get about 1,800 sq ft on a 745 m² lot.
Outside, you get a private pool, three BBQ areas, an outdoor kitchen, and even a ping-pong table. Live in one unit and rent the other two. Alternatively, run the whole thing as a boutique vacation rental for digital nomads. The lot size also leaves room to expand.
Home Walking Distance from Town — $239,000
Now we head to the southern hills and the gated community of Paradise Bay. It’s one of the most conveniently located ocean-view communities around. In fact, town is a 12-minute walk or a 5-minute drive away. The development has 24/7 security and paved roads all the way to the property.
The home has two bedrooms, two bathrooms, plus a loft that currently serves as a third bedroom. It would also make a great home office. The open-concept kitchen and living area flow out to a large covered patio overlooking the bay. Additionally, there’s a big shared pool and parking for three cars. In short, it works as a full-time residence or an income property.
Modern Luxury Oceanview Home — $450,000
Heading to the gated enclave of Colinas de Miramar, this 4-bedroom, 5-bathroom home was designed around the view. Town, bay, and ocean are all framed by glass sliding doors that blur the line between indoors and out. Outside, the patio has a sizable pool, a gazebo with a wet bar, and an outdoor shower.
The living room features bespoke furniture from Simplemente Madera, one of Nicaragua’s premier hardwood furniture makers. There’s also a separate caretaker’s quarters plus gated parking. Fully furnished and ten minutes from town, this is a lot of house for the money.
Oceanfront Land at Playa Remanso — $420,000
This one is for the land bankers. Two adjacent lots sit between Playa Remanso and Playa Tamarindo, in one of the strongest coastal corridors south of town. Lot #18 is true oceanfront at 1,318 m² ($225,000). Lot #12 sits directly behind at 1,110 m² ($195,000). Buy them separately, or combine both for an exceptional footprint. For example, you could place a signature oceanfront build in front, with room behind for guest units, a pool, or a future phase.
Playa Remanso has boomed over the last few years. It offers a swimmable bay and beginner-friendly surf, minutes from town while still feeling private. Simply put, true oceanfront frontage with buildable land behind it is the hardest combination to find among properties for sale in San Juan del Sur.
Luxury Oasis in Town — $469,000
Back in town for something completely different. This hidden garden retreat is tucked discreetly in the heart of San Juan del Sur, minutes on foot from the beach, restaurants, and mercado. Built in 2016 on a 1,113 m² lot, the 3-bedroom, 3.5-bath home centers on a deep resort-style pool and a poolside gazebo. Moreover, the professionally designed gardens include eight distinct “garden rooms” and walking trails.
Inside, the great room soars to 18-foot ceilings with clerestory windows. The rooftop terrace delivers sweeping views over town and the Pacific. Add a gourmet kitchen with an oversized island, a private caretaker’s casita, gated parking, and serious water systems. Total privacy and walk-to-everything convenience rarely come in the same package. Plus, it was recently reduced from $495,000.
Home with Income Potential — $499,000
This one is a cash-flow machine disguised as a family home. Two completely separate apartments sit stacked on top of each other in Lomas de Palermo. The development has paved streets and underground utilities, seven minutes from town. Downstairs, you’ll find a 2-bed, 2-bath unit with open-concept living and a huge covered patio. Upstairs, there’s a 2-bed, 1-bath unit with its own kitchen and an ocean-breeze terrace. It even has a view of the Cristo de la Misericordia statue.
Live in one and rent the other, or run both as vacation rentals. Alternatively, open up a wall and make it a 4-bedroom single-family compound. Both levels share the pool and a lush third-of-an-acre yard. In short, flexibility like this is rare at this price point.
El Arbol de Limon in Pacific Marlin — $749,000
We couldn’t refresh this post without a Pacific Marlin property. The original version featured two, and both sold. Pacific Marlin remains one of the oldest and most exclusive developments in the area. It sits on the northern side of the bay with gated entry and excellent water infrastructure. It’s also home to the Cristo de la Misericordia, one of the tallest Christ statues in the world.
El Arbol de Limon is a colonial-style home with vaulted ceilings in native hardwoods and custom ironwork throughout. French doors open to a covered patio, a pool, and a deck with unobstructed Pacific sunset views. Also, you can pick fresh limes off your own trees. Beyond the three bedrooms in the main house, there’s a full one-bedroom guest house and an independent caretaker casita. Best of all, it was recently reduced from $789,000.
Casa Serena Beachfront Home — $1,790,000
We saved the showstopper for last. Casa Serena is a 7,104 sq ft luxury villa on nearly half an acre of true beachfront. Beachfront homes of this caliber are almost never available in San Juan del Sur. The home offers five bedrooms and five bathrooms, including three master suites with ensuite baths and walk-in closets. In addition, there’s a gourmet kitchen with marble countertops and a covered gazebo with a wet bar beside the oceanview pool.
It comes fully furnished with staff quarters, an oversized backup generator, and a proven rental track record. As a result, it works as a dream residence, an income property, or both. On top of that, you can walk to the heart of town in a few minutes. Properties like this trade rarely. When they’re gone, they’re gone.
