These properties for sale are located in or around the town of San Juan Del Sur, which is located on the southern pacific coast of Nicaragua, 45 minutes from the border of Costa Rica and about 2 hours from Managua, the capital of Nicaragua.
I want to clarify when I say “Town,” I am speaking about the heart of San Juan Del Sur, where you can park your car, walk to the beach, and stop by different restaurants, bars, and retail shops.
However, the greater area of San Juan Del Sur extends approximately 30 minutes south and north of town. To the north, we have the beautiful beaches of Playa Marsella, Playa Maderas, and Playa Majagual. To the south, we have Playa Remanso, Playa Hermosa, Playa Yankee, and more. Wherever you are in the greater San Juan Del Sur area, you never more than 10 – 15 minutes away from a nice beach.
For our purposes today we are going to focus in and around the town of San Juan Del Sur.
We’re going to start with a beautiful Penthouse Unit in the Casa Marina Building right on the beachfront road. Now let’s look at a land opportunity in Pacific Marlin. This property is made up of three adjacent lots that total 1.5 acres of land. You have all the benefits of Pacific Marlin that I just mentioned, except these lots face northward to the bay of Nacacsolo, opposed to the bay of San Juan Del Sur like the last property. These three lots are essentially flat, which means that your land movement cost will be minimal. Getting this much land in Pacific Marlin is hard to come by, especially with a view like this. There are a few potential opportunities with these lots:
– Hold as a land bank and sell them all or individually down the road as prices increase
– Build a spec home on one of the lots and then repeat after the first home is sold
– Build 1 home and keep the other lots as green area
– Do a development project with multiple homes between the three lots – as a note, any concept that surpasses 1 home and a guest house per lot would be subject to developer approval

We are headed a little further north to the gated development of El Encanto Del Sur, a popular development for both full-time residents and long-term renters. Tree Casa Resort is located right next door and is a local favorite due to its rich amenities: world-class dining, a well-stocked bar, various pools and slides, and tons of outdoor activities like hiking and biking trails. They even have a permaculture farm on site. My family and I love Tree Casa, and it’s definitely become the go-to hang-out spot for both local and ex-pat families. The kids can spend all day in the pool, and the parents relax pool-side with some tasty food and cocktails!
Located about ten minutes from town, this lot is actually two combined lots that measure approximately 1.2 acres, a ton of space. You can build a two-level home on the lot, which would give you a great panoramic ocean view of the bays and the Pacific Ocean. Beyond the large footprint, you can walk to Tree Casa from this lot, which is a huge plus, whether you live full-time or rent out the unit. Also, the western side of the lot abuts with an undeveloped area, and the east side abuts with the road, so if you built a nice perimeter wall on the east side of the lot, it would make the property really private. This is a great starter lot in an excellent development. If you don’t want to build soon, you can acquire the two lots and possibly sell one or both in the future and/or develop two homes, 1 on each lot. For sure, El Encanto Del Sur and Tree Casa Resort will continue to see investment and growth from the developers.
