Nicaragua’s emerging market allows us to get our hands dirty and contribute to ground-level development of the community & country we call home. We are committed to a responsible development practice that improves the social and economic pillars of our community while exceeding our client’s financial goals. In San Juan Del Sur and Tola, growth is collective and development opportunities are endless for the ambitious dreamer. Casa Lilliana

Originally a 2-level single family home, Casa Lilliana was purchased with the intention of being used as a long term rental property. After a few years of leasing to a single tenant, we saw that the market could support a mixed-use concept that would deliver a stronger return on investment. Dividing the 2-level home into two separate areas, we created two new and improved revenue streams: a fixed, white-box commercial location on the ground level, with a variable short-term rental on the upper level. While multiplying the ROI, we also scaled the value of the property and created a beautiful space, inside and out.

Annie’s Market

Located in the heart of San Juan Del Sur, Annie’s Market is one of the oldest existing structures in town. The property was acquired with plans to create a mixed-use project with commercial space on the ground level and residential apartments above. A change in market conditions led us to reevaluate and adapt our plans, eliminating the residential aspect and leaning into the opportunity to create a landmark retail destination. Tapping his pre-Peace Corps experience of working with The McDevitt Company in Los Angeles, a retail tenant & landlord representation firm, Leslie hand-selected tenants who exhibited synergy to create an open commercial plaza with a country mart feel. Annie’s Market will be enjoyed by locals and visitors alike, for years to come.
